For Individuals

Leasehold enfranchisement is the term given to purchasing an extension of your existing lease, or buying the freehold where you have a leasehold house.

We are experienced in dealing with all lease extensions. All lease extensions will involve the payment of a premium to the landlord which is an additional sum of money to compensate the landlord for granting a longer term and therefore reducing his interest in the property.

Lease extensions can take two forms, either an informal basis or through a set legal procedure laid down in legislation. We are happy to advise you on both options but specialise in dealing with the informal procedure whereby the landlord agrees to extend the lease without going through the legislative procedure, making things quicker and cheaper in the long run.
We will deal with the landlord’s solicitors in agreeing the lease extension document, obtaining the consent of any mortgage company involved, and registering the deed at the Land Registry.

If you own a house that is leasehold, we also specialise in the purchase of the freehold interest in the house from the landlord, on an informal basis. Again we will deal with any mortgage company involved, and all formalities of dealing with registration of the freehold at the Land Registry.
